Q. Im changing career fields and want to enter real estate. Any advice regarding the position, how to enter the field, or education? Looking back to when you were just starting out can you think anything you know now that you wish you would have known then? Any common mistakes you can help me avoid? Any tips you can give me will be VERY appreciated!

A. The requirements vary by state. Usually, you have to take at least one accredited real estate course and then pass a state exam. After that, there are continuing education requirements, too. I think the most common mistakes are not understanding how hard you have to work to get established, and how long that can take. The most realistic advice I got was to have a year's worth of living expenses set aside because it very well could take that long. The answer is... it depends. The truth is, it's very hard to be successful at real estate working at it part time. You certainly can't exclude days and only do realtor work at night. It's hard to take weekends off, as this is when many working people have free to look at houses. You certainly can't work weekends only and expect to make any money. The Catch-22 is that working full-time at it means you won't have any money for a while, but working part-time at real estate guarantees you'll never be successful enough to earn a living and quit your 2nd job.
